Know more. Decide better.

My path to real estate ran through a Master's in Civil Engineering and years of geotechnical work under roads you drive every week, before it found me up in Sudbury. Here is the whole story, and how it shapes the way I help you buy and invest.

Where it startedFrom engineering to real estate

My Canadian story began at the University of Windsor, with a Master's in Civil Engineering. After that I went straight into the field. I started as a field technician, moved into geotechnical consulting, and in the later years worked as an engineer on projects across the GTA. Some of that work is under roads you probably drive on every week, including the Gardiner Expressway rehabilitation and the Highway 401 expansion. So if the 401 feels smooth near you, you are welcome. If it does not, that part was not mine. Later, a job in the mining industry took me up north to Sudbury.

The turnHow real estate found me

Sudbury is where real estate found me. Homes there cost a fraction of what they did back in the GTA, so I bought one to live in. Then, because one was apparently not enough, I bought a second one as an investment. It was a cheap way into real estate, and it taught me more than any course could: what makes a property work on paper, what the numbers say once the excitement wears off, and what an exit looks like before you ever need one.

That second one turned into a path to many more, each with a different investment strategy. I started a short-term rental management business for passive income. Every project taught me something the last one could not, and together they gave me enough of a base to quit my engineering job and do real estate full-time.

Why I got licensedFrom a tool to a way to help

Going full-time meant I needed better access to real estate data, so the licence started as a tool for my own investing. Better data, fewer favours to ask. That was the whole plan.

Then the reason changed. Around that time I was reading Swami Vivekananda, and one idea stuck. He says there are four ways to help someone: food and shelter, saving a life, worldly knowledge, and spiritual knowledge. All four matter. But the help that keeps helping long after you have left the room is knowledge.

By then I had spent years around construction, around people who build for a living, and around numbers every single day. I had learned real estate the slow way, by buying, holding, fixing, selling and paying attention. Keeping all of that to myself made no sense when it could help other people invest better and buy better. So the licence stopped being a tool for me and became a way to share what I know with the people who need it, at the moment they need it.

How I workAn asset in your life, not a liability

I do not help you find just a dream home. I help you find a dream home that is financially sustainable, one with an exit strategy, one that still makes sense five years from now and not just on the day you get the keys. The goal is always the same: real estate should be an asset in your life, not a liability.

It is a two-way thing. You bring your goals, your budget and your questions. I bring everything I know and everything I keep learning, and I share all of it. Then the decision is yours. I am the helper in the decision, not the one making it. There is no clock on it and no pressure on it. You will never get a "this one will be gone by tonight" message from me. If it is gone, there will be another one.

When it is time to negotiate, we are not in danger. We are the danger.

At the tableWhen it is time to negotiate

There is no single playbook. A bank sale, a resale, a pre-construction release, an off-market deal, a condo apartment, a condo townhouse, each one is negotiated differently, and a desperate seller and a stubborn seller need opposite moves. I have sat across the table in all of those situations, and every one of them taught me a different trick. By the time your offer goes in, I know what the other side wants, what they will accept, and what they will not say out loud. I go in prepared and I go in to win. You decide how far we go. Once you do, you have someone in your corner who has done this before and fully intends to come out ahead.

Off the clockAway from work

You will most likely find me in the kitchen. Cooking is how I switch off, and more than cooking, I love having people over for food. The rest of my free time goes into learning: fitness, history, different cultures, and a slow, ongoing study of spirituality. If any of that is your thing too, bring it up. Some of my best conversations with clients had nothing to do with real estate. And if you have a recipe, I want it.

Let's have a conversation

If you are at the start of that journey, or somewhere in the middle of it, reach out. No pitch. Just a conversation.
